Gopher State Ministorage Site Plan <br />Page 3 <br />Building Height <br />The General Industrial zoning district has a maximum building height of 50 feet. The building <br />height will be approximately 17 feet. The proposed plan complies with the height requirements. <br />Building Coverage and Lot Coverage <br />The ordinance limits the lot area to be covered by a building up to 40% and covered by <br />impervious surface up to 80%. The proposed site plan complies with the coverage requirements. <br />Fencing/Screening <br />The Commercial and Industrial Design Guidelines require all mechanical equipment to be <br />screened from view of adjacent properties. The applicant is not proposing any exterior <br />mechanical equipment. <br />The ordinance requires all exterior storage areas to be screened from view from the adjacent <br />properties. All exterior storage areas are required to be stored on pavement. The applicant is not <br />proposing any exterior storage. <br />The applicant has proposed black chain link fence between the buildings on the west side and <br />bordering the east side of the parking/loading area. The applicant has indicated the fencing is <br />generally not used for screening of their site, but more towards security purposes. <br />Landscaping and Lighting <br />Section 90-181 of the Zoning Ordinance provides landscaping requirements for industrial <br />developments. In order to meet the landscape requirements for the proposed site, 18 overstory <br />deciduous trees, 10 coniferous trees, 10 ornamental trees, and 72 shrubs would be required to be <br />installed. The applicant is not proposing to alter the existing landscape buffer on the east side of <br />the property that borders the ditch. Because of this, the City has reduced the number of required <br />trees by 10%. The applicant is proposing to install 10 overstory deciduous trees, 20 coniferous <br />trees, 6 ornamental trees, and 69 shrubs. The applicant has done a good job with incorporating <br />the fencing into their landscape plan. Staff is comfortable with the variation in plantings because <br />of the unique site constraints. The proposed landscape plan meets overall ordinance <br />requirements. <br />Because of the sewer easement and right-of-way dedication, the applicant has proposed <br />landscaping and stormwater management within the easement areas. Staff is comfortable with <br />this request and has added a condition of approval that an encroachment agreement is executed <br />with the applicant. <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed 1/2 foot candle measured at the property line or 1 foot candle <br />measured at the street's centerline. The applicant has proposed wall mounted downcast light <br />fixtures on the building. The proposed lighting plan meets ordinance requirements. <br />
