Gopher State Ministorage Site Plan <br />Page 4 <br />Street Access and Vehicle Circulation <br />The site has access from 152nd Street North. The applicant is proposing one entrance into the site <br />with a secure entrance for ministorage renters. <br />The applicant is proposing a variety of drive aisle widths to account for a variety of vehicles and <br />storage possibilities. The smallest drive aisle width is 24 feet, which is the minimum drive aisle <br />width within the City Code. The drive aisle widths will allow multiple users to use the site at the <br />same time. Because of the constraints of the site, the applicant has not proposed circulation <br />around the buildings. Staff is comfortable with the dead end aisles, as the aisles are a relatively <br />short length. <br />39 feet of right-of-way adjacent to TH 61 is proposed for dedication to the City. The right-of- <br />way is part of the TH 61 corridor plan, which requires a 150 foot wide corridor for future <br />expansion. It shall be a condition of approval that the 39 feet of ROW is granted to the City for <br />the TH 61 future expansion. <br />Parking <br />Section 90-253 of the City Code provides parking requirements. Based on the proposed use, no <br />parking spaces are required. Users of the site will pull up next to their units, unload/load, and <br />leave the site. <br />Trails <br />There is a City trail (Hardwood Creek Trail) on the west side of TH 61. The applicant is not <br />proposing any sidewalks or trails with this development. <br />Building Architecture <br />The building material for the site consists of integrally colored tan split face block and tan hardi <br />board smart siding. The building will have a maroon split face block band to further break up <br />the building mass. The roof is proposed to be a metal copper color with the metal garage doors a <br />red/maroon color. The intent is to ensure the building is constructed of quality materials that <br />require minimum maintenance. The site plan was planned to keep the garage doors hidden from <br />view from TH 61 and adjacent properties. <br />It is in staff's opinion that the proposed building is well designed and appealing and meets the <br />Commercial and Industrial Design Guidelines. <br />Signage <br />The Peloquin Industrial Park monument sign is located on this site. The applicant plans to keep <br />the sign on the property and may, at a later date, propose a new monument sign for the Industrial <br />Park. <br />
