Gopher State Storage Site Plan and Variance <br />Page 4 <br />Architecture/Building Materials <br />The applicant is proposing a three-story climate controlled storage facility that has a flat roof. <br />The entrance is on the south side of the building. There are offsets horizontally and vertically to <br />break up the massing of the building. The corner details have windows showing faux storage unit <br />doors. Staff recommends that no signage or images be allowed to be displayed in the windows. <br />The plan shows an entrance canopy on the south side of the building that is colored red. The <br />building materials proposed include precast concrete panels of brown/buff colors with various <br />textures and red architectural metal. <br />The existing buildings on site are constructed with integrally colored rock face block that are a <br />brown/buff and reddish color. The existing buildings have a pitched roof design. The gabled ends <br />have reddish siding and the roofs are copper color. The garage doors on the buildings are red. <br />Since the applicant has changed the site plan and building design, it is a goal to ensure the <br />proposed building is cohesive with the existing buildings and character of the area. <br />The Planning Commission recommended that the applicant work with staff on revisions to the <br />plans to ensure the proposed building is cohesive with the existing buildings on the property. The <br />applicant has been working with staff over the last couple weeks on the items outlined in the <br />staff report and as recommended by the Planning Commission. The applicant has revised the <br />plan to include the following: <br />• The project will be completed in one phase. <br />• The tip -up concrete panel colors have been revised to match the rock -faced block colors <br />on the existing buildings. <br />• The architectural metal color has been revised to match the garage doors on the existing <br />buildings. Architectural metal will also be added to the existing building to be more <br />cohesive with the proposed building. <br />• The applicant has revised the architecture along the west side of the building to break up <br />the massing of the building. <br />• The applicant has added base details to the main entrance of the building. <br />• The exact colors and textures of the building materials shall be reviewed and approved by <br />staff prior to the issuance of a building permit. <br />The applicant has made changes to the architecture and building materials and has done a good <br />job working on making the project cohesive. The applicant is proposing to build the project in <br />one phase to complete the architecture of the building. It is in staff s opinion that there has been <br />progress made on the architecture and an effort to design the building with quality materials and <br />attractive details that are cohesive with the existing building on site in regards to building <br />materials and colors. <br />
