Gopher State Storage Site Plan and Variance <br />Page 2 <br />• The applicant has revised the architecture along the west side of the building to break up <br />the massing of the building. <br />• The applicant has added base details to the main entrance of the building. <br />• The exact colors and textures of the building materials shall be reviewed and approved by <br />staff prior to the issuance of a building permit. <br />The applicant has made changes to the architecture and building materials and has done a good <br />job working on making the project cohesive. The applicant is proposing to build the project in <br />one phase to complete the architectural details of the building. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a site plan to construct a building totaling approximately <br />16,600 square feet for a three-story climate controlled storage facility. The applicant is also <br />requesting approval of a variance from the front yard setback requirements to construct the <br />building 0 feet from the roadway easement on the west side of the property, where 30 feet is <br />required by ordinance. The building will be 39 feet from the west property line, consistent with <br />the other existing buildings on the property. The 3.27 acre lot is generally located north of 152nd <br />Street and east of Forest Boulevard within the Peloquin Industrial Park. <br />3. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The properties to the east and south are part of the Peloquin Industrial Park. The properties are <br />zoned General Industrial (I-3) and are generally occupied by industrial businesses, however there <br />are some single family homes located within the General Industrial zoning district to the south. <br />The properties to the north are zoned General Business (C-2) and are occupied by single family <br />homes. The property to the west, across TH 61, is zoned Single Family Detached Residential <br />(R-3) and currently has a single family home with some agricultural activities occurring on the <br />property. <br />B. Existing Site Characteristics <br />The 3.27 acre property does contain some challenges in regards to an existing drainage ditch, <br />floodplain, high ground water, wetlands, right-of-way dedication, and a sanitary sewer pipe <br />going through the property. The stormwater management facilities have been constructed on the <br />property and the buildable area is generally flat. There are four existing buildings on the <br />property. <br />4. BACKGROUND: <br />In 2017, the City Council approved a site plan approving the construction of 7 one-story <br />buildings for a total of 21,700 square feet for a ministorage facility. The buildings were <br />proposed to be a variety of sizes with varying unit sizes. The property was proposed to be <br />
