Page 10 <br />Building Height <br />In the Central Business (C-1) zoning district the maximum building height is 35 feet. The <br />building at its highest dimension is proposed to be 22 feet and will meet the building height <br />regulation. <br />Screening <br />The applicant is proposing the trash enclosure to be constructed to the west of the building and it <br />will be constructed of the same materials as the building. The trash enclosures will fully screen <br />the dumpsters for the restaurant and the gates will be constructed of cedar. The trash enclosure is <br />also screened by a variety of landscaping. <br />Staff has some concerns about the location of the trash enclosure. The trash enclosure is located <br />west of the building, specifically north of where the event center is proposed. Staff has requested <br />that the applicant review this location and consider another location for the trash enclosure. <br />The applicant has provided a roof top mechanical unit plan that shows how the equipment will be <br />screened from view from the property lines. Most of the parapet wall is extended 4 feet above the <br />roof line. Staff feels the parapet wall is of sufficient height to screen the roof top mechanical <br />equipment from public view. <br />Signage <br />The applicant is proposing one wall sign for the building. They are also proposing a monument <br />sign at the entrance of the site. Staff recommends the applicant continue to work with staff on the <br />sign design and location. All signage is required to have a permit and approval by the City prior <br />to construction and installation of the signs. Staff also recommends that development sign criteria <br />will established for the overall PUD. <br />Ponding and Stormwater Management <br />The applicant is proposing a combination of pervious pavement and infiltration basins to meet <br />the stormwater management requirements. The stormwater management plan for the site is <br />generally constant with the City / Rice Creek Watershed District rules. Staff has been working <br />directly with the applicant's engineer to revise the documentation related to the infiltration and <br />stormwater pond for the site. Staff expects that the required changes can be made with minimal <br />changes to the site plan. <br />Stormwater reuse is not proposed to be incorporated into this project. Stormwater management <br />features proposed can't support the water demand to irrigate the site. The applicant has been <br />evaluating whether they can use Egg Lake for stormwater reuse. The applicant stated this <br />continues to be evaluated. If it is feasible, it shall be constructed. <br />10 <br />
