Circulation/Roads  <br /> The site is bordered by streets on two sides of the property.  Frenchman Road (CSAH 14) to the  <br />north and Victor Patch to the south.  <br /> Two access points to the site from Victor Path are proposed, one at the west end of the  <br />property and one at the east end of the property.  <br /> In 2009, when the Paws Pet Hospital was approved/developed, the intention was to internally  <br />connect the Paw’s property with the future development site.  However, in the subsequent 10  <br />plus years as the future development evolved into this current proposal, the Owner’s of both  <br />Paw’s Pet hospital and the Victor Place developer have determined that circulation,  <br />maintenance, liability, and overall site aesthetics are better served for the sites to remain  <br />independent.  <br /> Pedestrian access through the site is being maintained by continuing the 5 foot wide concrete  <br />sidewalk along Victor Path, and internal sidewalks to/from the building connecting to the  <br />proposed sidewalk along Victor Path.  <br /> Access is planned for a connection to the future trail along the south side of Frenchman Road  <br />(CSAH 14) as well.  <br />Grading and Drainage  <br />Drainage from the site will be collected via proposed storm sewers which drain into the existing  <br />drainage system in Victor Path.  The existing drainage system was designed and constructed to convey  <br />runoff from the site, therefore, no on‐site ponding is required.  <br />Regional storm water ponding basins were previously constructed with Victor Gardens to provide water  <br />quality treatment.  <br />  <br />Building Architecture  <br />The Victor Gardens PUD requires compatible architecture themes throughout the commercial  <br />development and that all four sides of the building have comparable finishes, leaving no  <br />underdeveloped backside of the building.  The architecture for Victor Place borrows on the elements  <br />and finishes of the immediately adjacent building, Paw’s Pet Hospital.  Gable roof elements and the  <br />color/materials palette are the same or similar to Paw’s.  Given the nature of the intended uses at Victor  <br />Place, the use of glass is also a predominate feature in this project.  <br />All roof mounted equipment shall be screened by the building wall parapet.  <br />The external attached trash enclosure will be clad with the same stone used on the building, and  <br />screened from view with additional landscaping along Frenchman Road.  <br />The building is designed for multiple tenants, thus there are multiple entrances and locations suitable  <br />for signage designed as part of the building architecture (again matching the element on the Paw’s Pet  <br />Hospital building).
