details, and visual interest. Roof lines and cornices shall be completed in the three dimensional <br />manner and the front facade shall be unique and significant to the building. Its in staff s opinion <br />that the applicant has done a good job of accomplishing these items encouraged by the downtown <br />design guidelines by having the materials, design elements, and windows wrap around the <br />building. They have also made the main entrance visible of the building that will lead the <br />customer where to go when entering the building. <br />The applicant has provided the building materials that will be used for the restaurant. Staff has <br />reviewed the materials and it is in staffs opinion that the materials could be more cohesive in <br />regards to material and colors. Staff has not received materials for the proposed metal panels or <br />timber cladding. Staff recommends the applicant continue to work with staff to ensure the <br />materials and colors are cohesive for the restaurant building. Staff will show the building <br />materials at the meeting. <br />The applicant is proposing a deck on the east side of the building. They have not submitted <br />design plans for the deck to date. Staff will continue to work with the applicant to ensure the <br />design is consistent with the overall architectural theme of the project. The proposed deck does <br />not show railings. If the applicant adds railings to the deck they shall be reviewed and approved <br />by staff. <br />The applicant has provided an example of how the other buildings for the overall PUD could be <br />designed to relate to the restaurant building. Phase 2 and the other buildings shall go through a <br />PUD amendment and site plan process for review and approval. <br />Screening <br />The applicant is proposing the trash enclosure to be constructed to the west side of the building <br />and it will be constructed of the same materials as the building. The trash enclosures will fully <br />screen the dumpsters for the restaurant and the gates will be constructed of cedar. The trash <br />enclosure is also screened by a variety of landscaping. <br />Staff has some concerns about the location of the trash enclosure. The trash enclosure is located <br />west of the building, specifically where the event center is proposed. Staff has requested that the <br />applicant review this location and consider another location for the trash enclosure. <br />The applicant has provided a roof top mechanical unit plan that shows how the equipment will be <br />screened from view from the property lines. Most of the parapet wall is extended 4 feet above the <br />roof line. Staff feels the parapet wall is of sufficient height to screen the roof top mechanical <br />equipment from public view. <br />Signage <br />The applicant is proposing one wall sign for the building. They are also proposing a monument <br />sign at the entrance of the site. Staff recommends the applicant continue to work with staff on the <br />sign design and location. All signage is required to have a permit and approval by the City prior <br />E <br />
