CIVIL ENGINEERING <br />To address stormwater management requirements and to limit impervious surfaces the <br />entire parking lot will be paved with a porous bituminous mixture. The building will be <br />served with sanitary sewer from the existing main that runs along the shoreline. The <br />developer will work with the city to extend a new watermain through the site to provide <br />redundancy to an aging city system. <br />TRAFFIC <br />The first phase access will be on the northen edge of the site. The future phases access <br />would be full access aligning with 146t' Street, and the first phase access would become a <br />right in/ out only. Parking is shared throughout the site and offers easy access for all <br />uses. The ratios for each phase are in line with industry standards for food and retail uses. <br />Retail 10,100 SF 40.4 stalls required 51 stalls proposed <br />Restaurant 5,000 SF 66.6 required 50 stalls proposed (69 installed in phase 1) <br />Event Center (200 seats) 133.3 stalls required 150 stalls proposed <br />Total parking 182 stalls <br />At times of planned events such as farmers market or recreational events the developer <br />would seek temporary permits for parking. In order to attract quality future tenants such <br />as coffee or ice cream, a drive through has been incorporated. <br />
