Hugo Gardens <br />Page 6 <br />on landscaping an amount not less than one percent of the cost of improvements <br />made as part of a development. <br />The cost of landscaping for the apartment complex must be included in the <br />development agreement. The developer must provide a copy of the landscaping cost <br />estimate to city staff. <br />The developer provided a landscape plan to show compliance with city code. Staff <br />finds that the mix of overstory and ornamental trees meets the intent of the Code. <br />The landscape plan must be revised to meet minimum planting requirements, by <br />providing the additional shrubs. One area for the developer to consider adding the <br />additional shrubs in between the private driveways where sod is currently proposed. <br />Although these areas are proposed to be irrigated, historically, sod is difficult to <br />maintain in those areas and a planting plan that includes shrubs may be a good <br />alternative. Staff and the developer should work together to develop a final landscape <br />plan that meets the intent of the ordinance. <br />The final landscape plan should also be reviewed against the grading and utility plans <br />to eliminate conflicts. <br />Remaining non -impervious portions of the site will be sodded, excluding the pond area <br />which will be seeded as required. The applicant intends to install irrigation on the site. <br />The applicant is required to submit an irrigation plan as part of the landscape plan <br />package as a condition of approval. <br />Mechanical Equipment Screening <br />All ground -level mechanical units shall be low profile and located to the side or rear of <br />the building and shall be screened from view of adjacent properties. The applicant shall <br />provide additional information to show how this condition will be met. <br />
