Resolution 2020- <br />Page 2 <br />6. The PUD amendment includes approval of the following building setbacks: <br />a. Street front: 10 feet <br />b. Side: 10 feet <br />c. Rear: 25 feet <br />7. The PUD amendment includes approval of the following parking setbacks: <br />a. Street front: 10 feet <br />b. Side: 5 feet <br />c. Rear: 5 feet. <br />8. The architectural plans must be revised to address the following: <br />a. The applicant shall expand the color palette to provide additional colors for the <br />buildings to eliminate monotony within the development. The applicant will work <br />with staff to finalize the design and color palette. <br />b. The applicant shall provide a final color palette and physical material sample for <br />City review and approval. <br />c. All ground -level mechanical units shall be low profile and located to the side or rear <br />of the building and shall be screened from view of adjacent properties. <br />d. The gutters and drainpipes shall be integrated into the building design and shall <br />be reviewed and approved by staff. <br />9. The landscaping plan must be revised to address the following: <br />a. The cost of landscaping must be included for the development agreement. The <br />developer must provide a copy of the landscaping cost estimate to city staff. <br />b. To create an urban street edge, the landscape plan should provide evenly spaced <br />street trees, decorative fencing or elements. The revised plans shall be submitted <br />for City review and approval. <br />c. An irrigation plan must be provided. <br />d. Retaining wall and fence details must be provided. <br />e. The landscaping plan does not meet the minimum standards for the number of <br />shrubs and must be revised. <br />i. The applicant should work with staff to develop a plan that meets the intent <br />of the ordinance. <br />ii. The applicant should consider planting shrubs instead of sod between the <br />driveways. This would help to meet the minimum planting requirements and <br />may be a hardier choice for this location. <br />f. The plans should be revised to eliminate conflicts with the grading and utility plans. <br />10. The lighting plan must be updated to match the site plan and submitted for review and <br />approval by City staff. <br />11. The plans show 29 guest parking stalls where 17 are required. The applicant should <br />consider revising the plan to locate guest parking closer to the northern buildings. <br />12. Guest parking shall comply with the Americans with Disabilities Act as may be applicable. <br />13. No parking will be allowed on the private drives. <br />
