Resolution 2020-45 <br />Page 2 <br />iv. The developer is responsible for improvements to Finale Avenue North, <br />as shown on the plans and amended with the resolution, from 146th <br />Street North to the north end of the right-of-way dedicated for Finale <br />Avenue on the plat. The entire length of the Finale Avenue North <br />realignment through the project shall be constructed with the first layer of <br />bituminous prior to the issuance of a Certificate of Occupancy for the 1 st <br />building. <br />d. The City shall agree on a cost share for stormwater management and stormwater <br />reuse. <br />e. The developer shall evaluate the feasibility of a stormwater reuse project for the <br />development. If a stormwater reuse project is feasible, as evaluated by the City, it <br />shall be constructed. This may include the connection to another stormwater <br />reuse system. The developer shall enter into an agreement with the City for the <br />annual costs of the stormwater reuse system, if connecting to another system. <br />f. The PUD amendment includes approval of the following building setbacks: <br />i. Street front: 10 feet <br />ii. Side: 10 feet <br />iii. Rear: 25 feet <br />g. The PUD amendment includes approval of the following parking setbacks: <br />i. Street front: 10 feet <br />ii. Side: 5 feet <br />iii. Rear: 5 feet. <br />h. The architectural plans must be revised to address the following: <br />i. The applicant shall expand the color palette to provide additional colors <br />for the buildings to eliminate monotony within the development. The <br />applicant will work with staff to finalize the design and color palette. <br />ii. The applicant shall provide a final color palette and physical material <br />sample for City review and approval. <br />iii. All ground -level mechanical units shall be low profile and located to the <br />side or rear of the building and shall be screened from view of adjacent <br />properties. <br />iv. The gutters and drainpipes shall be integrated into the building design <br />and shall be reviewed and approved by staff. <br />i. The landscaping plan must be revised to address the following: <br />i. An irrigation plan must be provided. <br />ii. Retaining wall and fence details must be provided. <br />iii. The plans should be revised to eliminate conflicts with the grading and <br />utility plans. <br />j. The lighting plan must be updated to match the site plan and submitted for <br />review and approval by City staff. <br />k. The plans show 29 guest parking stalls where 17 are required. The applicant <br />should consider revising the plan to locate guest parking closer to the northern <br />buildings. <br />
