Victor Land Holdings, LLC, Site Plan, CUP, Variance, and Easement Vacation <br />Page 3 <br />Building Coverage and Lot Coverage <br />The ordinance limits lot area to be covered by a building to 40% and lot area to be covered by <br />impervious surface to 80%. The site plan complies with the coverage requirements. <br />Landscaping <br />Section 90-181 of the Zoning Ordinance provides landscaping requirements for industrial <br />development. The site plan includes tree and shrub locations and species. <br />The ordinance provides two ways of calculating the required amount of trees and shrubs. One <br />based on the square footage of the building and one based on the perimeter of the site, whichever <br />is greater. In this case staff used the perimeter of the site. In order to meet the landscape <br />requirements, 16 overstory deciduous trees, 16 coniferous trees, 16 ornamental trees, and 106 <br />shrubs are required to be installed. If the trees are installed, this would meet the ordinance <br />requirement for the entire campus development. <br />The applicant is proposing 16 overstory deciduous trees, 16 coniferous trees, 16 ornamental <br />trees, and 104 shrubs. The applicant is low on the number of shrubs required. This can be easily <br />accommodated on the property. <br />The applicant shall show the location of the ground mounted mechanical equipment on the site <br />plan. The applicant will be required to show additional landscaping for screening of any ground <br />mounted mechanical equipment. These will be conditions in the resolution. <br />Lighting <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed '/2 foot candle measured at the property line or 1 foot candle <br />measured at the street's centerline. The ordinance also required the light fixtures, whether pole <br />mounted or wall mounted to be cut-off fixtures. The applicant is proposing LED lights for both <br />for the wall mounted fixtures. The applicant will be required to provide the cut -sheet for both the <br />pole mounted and wall lights for staff review and approval prior to installation. The lighting plan <br />meets the ordinance standards required. <br />Fencing and Screening <br />The applicant has shown an area for a small trash enclosure. The enclosure is internal to the <br />campus site and is proposed to be constructed with same building materials as the building. <br />The applicant is proposing ground mounted mechanical equipment for each unit for air <br />conditioning. The application shall revise the plans to show where the equipment will be located <br />and how they will be screened. <br />
