HGNFS Site Plan - Addition <br />Page 3 <br />The ordinance provides two ways of calculating the required amount of trees and shrubs. One <br />based on the square footage of the building and one based on the perimeter of the site, whichever <br />is greater. In this case staff used the perimeter of the site. In order to meet the landscape <br />requirements, 7 deciduous trees, 4 coniferous trees, 4 ornamental trees, and 22 shrubs are <br />required to be installed. The existing landscaping already exceeds the City’s landscaping <br />requirements and the applicant is proposing to preserve all trees during construction. There are <br />43 existing shrubs on site and the applicant is proposing to remove a few shrubs during <br />construction, however, they will be replacing them with seven new shrubs. <br /> <br />Lighting <br /> <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed ½ foot candle measured at the property line or 1 foot candle <br />measured at the street’s centerline. The applicant is proposing to add one additional wall <br />mounted fixture that will match the existing fixtures. The applicant has provided a cut-sheet for <br />the proposed and existing fixtures, which meets the lighting requirements. <br /> <br />Fencing and Screening <br /> <br />The applicant is not proposing any fencing or additional mechanical equipment on the property. <br /> <br />Streets and Access <br /> <br />The property has an existing access into the site off of Francesca Avenue. <br /> <br />Parking <br /> <br />Section 90-253, Parking and Loading of the City Code determines the number of parking spaces <br />required per site and is determined by the size and use of the building. There are eight parking <br />spaces required and 14 existing spaces on site. The applicant is not proposing any additional <br />parking and currently meets the ordinance standards. <br />Building Architecture <br /> <br />The existing building is designed with a pitched roof and gabled ends. The building is <br />constructed of pre-finished fiber cement lap siding with fiber cement shakes at the gables. The <br />addition will be constructed of the same materials and match in color. <br /> <br />The building generally meets the commercial and industrial construction standards along with <br />the design guidelines. <br /> <br />Signage <br /> <br />The applicant is not proposing any signage. <br /> <br /> <br />
