The lighting plan <br />meets the ordinance standards required. <br /> <br />Fencing and Screening <br /> <br />The applicant has shown an area for a small trash enclosure. The enclosure is internal to the <br />campus site and is proposed to be constructed with same building materials as the building. <br /> <br />There is a black chain link fence enclosing the interior parking areas of the campus. <br /> <br />The applicant shall show the location of the small wall mounted mechanical equipment on the <br />site plan. The equipment shall be the same color of the building to blend in with the building. <br />Any utilities on the building shall be painted to blend in with the building. <br /> <br />Streets and Access <br /> <br />The plans show two accesses into the site from Fenway Boulevard and 130th Street. Staff is <br />comfortable with the access points as shown. <br /> <br />Parking <br /> <br />According to the Section 90-253 PARKING, based on the use and the size of the buildings 77 <br />parking stalls are required by ordinance. The applicant is proposing 78 parking stalls for the site. <br />The applicant complies with the parking requirements in the City Code. <br /> <br />The applicant shall submit a shared parking and share driveway easement agreements or similar <br />documents for review and approval by staff. The documents shall be recorded against the <br />property. <br /> <br />Trails <br /> <br />In the 2040 Comprehensive Plan, there is a trail shown on the north side of 130th Street. The <br />applicant is not required to construct the trail, however, the plans shall be revised to show the <br />trail on the north side of 130th Street to ensure there is enough room for the trail to be <br />constructed. <br />Building Architecture <br /> <br />In August 2011, the City Council adopted the Commercial and Industrial Design Guidelines. The <br />guidelines allow flexibility on four-sided architecture for industrial buildings. There are also <br />Commercial and Industrial Construction Standards that are in the City Code that shall be met. <br />Both documents discuss the requirements for building materials. The ordinance states the <br />following: <br /> <br />“Exteriors for all buildings, principal and accessory, shall be architecturally enhanced concrete <br />panel, architecturally enhanced masonry block, masonry with block, masonry with exterior <br />insulation and finish system (EIFS), brick, dressed stoned or glass.
