wetland delineation is not to be considered as part of NET acreage.
To be noted the USGA wetland mapping is indicating a substantial portion of the
additional four to five acres in negotiation for purchase is also indicated to be wetland
area. The difficulty of interpretation of these maps should be examined.
Let's be clear, the developer is presenting a plan of eleven home sites concentrated
on six NET acres. Located within the initial ten acres purchased. The intent of the R-1
zoning is to prevent this type of manipulation and maintain what it states. One acre per
NET unit. There are areas within the city that allow for this type of density, not in a well
established area of one acre properties abiding by the R-1 zoning ordinance as in this
case.
I feel the COVID restrictions will prevent neighboring property owners to
participate in a meaningful manner. And the members of the planning commission will
base their decisions on feed back or lack there of from the public.
For these reasons the proposed sketch as presented should be rejected and
resubmitted with the changes required to reflect the intent of the R-1 zoning ordinance
and considerate regard to the neighboring properties.
Thank you for your thoughtful consideration of this important matter.
Sincerely,
