Oneka Lake Reserve Pre Plat and PUD Page 6 <br /> <br /> <br /> <br />Lighting <br /> <br />The applicant shall provide a full lighting plan including types of lighting and cut-sheet of lights. <br />Staff has included this as a condition of approval. <br /> <br />Streets/Access <br /> <br />The development is proposed to be accessed off of 150th Street via a privately owned and <br />maintained drive across from Generation Avenue. <br /> <br />The developer must provide access agreements for the shared drives. This has been included as <br />a condition of approval. <br /> <br />Parking <br /> <br />The City requires each townhouse to have a single car attached garage as a minimum. The <br />applicant has provided two-car garages on all of the units. <br /> <br />The design guidelines recommend that garage forward units be discouraged. The garages are <br />recessed to the home and meet the intent of the design guidelines. <br /> <br />The homeowner’s association documents shall include language to ensure that the enclosed <br />garage spaces are maintained for vehicle parking and that parking of snowmobiles, boats, RVs <br />and other recreational vehicles in the driveway is discouraged. The covenants shall be drafted to <br />prohibit the storage of anything in the garage or driveway that would prevent the storage and <br />parking of vehicles. <br /> <br />Additionally, the ordinance requires 8 guest parking stalls, which the applicant is proving 20 <br />guest parking spaces. <br /> <br />Park Dedication, Sidewalks and Trails <br /> <br />The developer is required to dedicate land, pay a fee, or a combination of land and fee to satisfy <br />park dedication per Sec. 90-324 of the City Code. The applicant is required to dedicate 13% of <br />the developable acres for park land with a density of 6.00- 7.99 units per acre. The developer <br />has indicated that there are 6.7 acres of buildable land in the development. Therefore, the <br />developer is required to dedicate .87 acres of park land. The current park dedication fee is <br />$2,400 per unit. If a fee is preferable, with 40 units, the park dedication fee would be $96,000. <br /> <br /> <br /> <br /> <br /> <br /> <br />
