Liberty Classical Academy Site Plan <br />Page 3 <br />MnDOT did review the plans and provided a comment letter dated May 4, 2022. They stated an <br />access permit is not required at this time since they are not proposed new access point and the <br />use is remaining a school. They did have some recommendations if the site expands and traffic <br />increases. <br /> <br />Parking <br /> <br />The existing site has one parking lot totaling 38 parking spaces and the applicant is proposing an <br />additional 30 parking spaces, totaling 68 parking spaces and meeting the ordinance requirements. <br />Staff is comfortable with this proposal. <br /> <br />Sidewalks/Trails <br /> <br />There are existing sidewalks that connect the building and parking lots. The proposed addition <br />will disrupt a small portion of sidewalk along the south side of the building, which will be <br />reconstructed to wrap around the addition. Additional side walk will also be construct with the <br />additional parking on the west side of the building. <br /> <br />Landscaping <br /> <br />The applicant has existing landscaping on site that meets the ordinance standards. <br /> <br />Building Materials <br /> <br />The addition is proposed to be constructed primarily cement siding and a color to match the <br />existing materials on site. <br /> <br />The applicant has not submitted a material sample board. Staff approval of a material sample <br />board is required prior to issuance of a building material to ensure materials and colors will be <br />cohesive throughout the building. <br /> <br />Grading/Drainage <br /> <br />The site is within the Brown’s Creek Watershed District (BCWD) and will be required to get a <br />permit from the BCWD. Conditional approval of the permit is anticipated at the May 11th BCWD <br />Board Meeting. The City is reviewing for all requirements more stringent than the BCWD <br />standards. <br /> <br />Utilities <br /> <br />The existing building is connected to well and septic. The applicant will need to ensure the well <br />and septic is compliant with State and County regulations. <br /> <br />C. Conclusion <br />
