Resolution 2022-90 <br /> The Shore of Oneka Lake Final Plat and Development Agreement <br /> a) The developer shall provide letter of credits for the development improvements and <br /> round-about improvements. The developer shall provide an escrow to the City for the <br /> roundabout improvements with the bids are received by the City, plus contingencies. <br /> All fees outlined in Exhibit C shall be paid. <br /> b) The plat shall comply with the City's street naming system. Prior to the recording of <br /> the plat the plans shall be revised to the City's street naming system. <br /> c) The plans shall be revised to remove proposed development for Outlot C. No <br /> development approvals are implied or approved for Outlot C. <br /> d) The developer must obtain all necessary stormwater management and wetland <br /> conservation act (WCA) permits from the City. <br /> e) The developer shall pay $101,150 ($2,023) in full to satisfy the required cash in lieu <br /> of parkland dedication requirement. Park Dedication shall be satisfied by dedication <br /> of 3.89 acres of upland on Outlot G and a combination of fee. <br /> f) The developer shall pay the sewer and water trunk fees for each lot at final plat. The <br /> City's SAC and WAC fees will be paid at the time building permits issued. <br /> g) The developer shall obtain approval from Xcel Energy on the crossing and <br /> encroachment of the powerline easement for improvements within the easement such <br /> as grading and trail. <br /> h) The applicant shall provide copies of the property owners association <br /> documents/covenants for City review and approval. A copy of the document shall be <br /> filed for recording with the final plat. <br /> i) A stormwater reuse agreement shall be reviewed and approved by staff and recoded <br /> at Washington County. <br /> j) The developer shall enter into a development agreement, shall agree to complete all <br /> improvements, and pay all fees as required by the agreement. <br /> Landscaping and Lighting <br /> k) The landscape plan shall be revised to include: <br /> 1. A landscape buffer, with evergreen trees, from commercially zoned property to the <br /> west. <br /> 2. A landscape plan for the roundabout, including irrigation. <br /> 3. Additional landscaping at key locations and focal points in the development. <br /> 4. The off-road trail system throughout the development. <br /> 5. Details for any monument signage and landscaping. <br />
