Goodview Estates Preliminary Plat <br /> Page 4 <br /> Sanitary sewer is proposed to be extended south from the Birch Tree Ponds development from <br /> existing stubs extending south from 135th Street. Both current stubs are 10"pipe but will be <br /> reduced to 8' throughout the development and are not proposed to be extended beyond the <br /> current development limits. Adjacent areas are served from different sewer service districts. <br /> Streets/Access <br /> Access will occur from Goodview Avenue and two existing stub streets located off of 135th <br /> Street in Birch Tree Ponds. <br /> The applicant has provided right-of-way along Goodview Avenue and trail easement to <br /> accommodate a future trail along the west side of Goodview Avenue, consistent with the <br /> Comprehensive Plan. <br /> The applicant will be responsible to place in escrow, money to cover future costs of trail and <br /> conversion of Goodview Avenue to an urban section, along the length of their property adjacent <br /> to Goodview Avenue. This will be documented in the development agreement with the final <br /> plat. <br /> Parking <br /> The City requires each home to provide a minimum of 2 parking spaces. We have included this <br /> as a condition of approval. <br /> Building Height <br /> The maximum building height is 35 feet. The elevations should be provided and dimensioned in <br /> order to insure this requirement is being met. This item will be reviewed with the building <br /> permits. <br /> Sidewalks/Trails <br /> The City Code does not require sidewalks along roads for projects that has lots 80 feet in width <br /> or larger. The applicant is not proposing sidewalks. <br /> The applicant is proposing a meandering off-street trail with access from two points in the <br /> development. The trails will be constructed of asphalt as it leaves the development and then <br /> convert to gravel. The trail is proposed to extend through a City owned outlot in Adelaide <br /> Landing for access to the park. The City will continue to work on the exact location of the trail. <br /> Park Dedication <br /> The applicant is proposed to pay the park dedicate fee for the development. The park dedication <br /> fee is $3,400 per lot for a total of$197,200.00. The fee will be paid as part of the development <br /> agreement with the final plat. <br />
