The main entrance shall be revised to be larger, more dramatic canopy, and <br />architecturally compatible with the building. <br /> <br />22. The developer shall submit garage and trash enclosure elevations for review and <br />approval by staff. The elevations shall use the stone from the building. <br /> <br />23. The applicant shall submit building materials for review and approval by staff. <br /> <br />24. The developer shall revise the architecture plans to be reviewed and approved by <br />staff. <br /> <br />Prior to issuance of a Certificate of Occupancy: <br /> <br />25. All improvements for the plan shall be installed and constructed. <br /> <br />26. All required landscaping shall be fully installed. <br /> <br />27. The developer will be responsible for maintaining stormwater facilities and <br />vegetation proposed as a part of the project. A maintenance agreement between the <br />City and the developer shall be reviewed and approved by the City then recorded <br />against the property prior to the start of grading activities on the site. <br /> <br />28. Drainage and utility easements shall be dedicated to the City over the stormwater <br />management facilities and wetlands <br /> <br />29. All roof top and ground mechanical equipment must be screened from view of <br />adjacent properties. Staff shall review and approve the locations. All ground-level <br />mechanical units shall be low profile and located to the side or rear of the building <br />and shall be screened from view of adjacent properties.
