Minor <br /> modifications along with signage comments have been requested as part of the plan comment <br /> process. <br /> Parking <br /> The City Code requires two spaces per unit plus one stall per five units. The site plan shows <br /> single stall garages for each unit. The applicant has indicated that one parking stall per unit <br /> would be provided in the garage and a second in the driveway. Driveways are required to be a <br /> minimum of 22 feet long and must be dimensioned on the plans. Additionally, 24 guest parking <br /> stalls are provided where 12 are required. This meets the ordinance requirements for number of <br /> units. <br /> No parking will be allowed on the private drives and the apartment contracts should include <br /> language to this effect. As noted in the Multi-Family Development Design Guidelines, garages <br /> should remain open for vehicle parking and the contracts should address that as well. <br /> Sidewalks and Trails <br /> The trail along 159th Street will be extended to the north with the development. Staff <br /> recommends the developer evaluate whether internal sidewalks should be provided for the <br /> development. <br /> Grading, Drainage, and Water Re-use <br /> As part of the Shores of Oneka Lake development, the planned stormwater management for this <br /> site was accommodated already in the development. We have confirmed the assumptions for the <br /> site at the time of initial design are in accordance with current plans. In fact, the site contains <br /> less impervious coverage than previously anticipated. The site is meeting water quality <br /> requirements primarily through water reuse for onsite irrigation. The applicant will need to <br /> submit the water reuse plans for the development for review. <br /> The retaining wall proposed will be the responsibility of the development without City <br /> maintenance responsibilities. <br /> Utilities <br /> The sanitary sewer and watermain will be connected to stubs provided in a previous phase of this <br /> development. The construction plans correctly show a watermain being extended along 159th <br /> Street. Watermain is also looped through the development from Goodview Avenue to the <br /> watermain constructed within 159th Street. <br /> Wetlands <br /> There are no wetland on the property. <br />
