The property has some sloping terrain with the house being located on <br /> the highest point of the site. There is some wetland on the eastern portion of the property that <br /> will not be impacted by this request. There are also a number of trees that provide screening from <br /> view of the road. <br /> 4. ANALYSIS: <br /> A. Accessory Apartment <br /> Performance Standards <br /> 1. Accessory Apartments must comply with the city building code and the rules of the county <br /> health department. <br /> The applicant must obtain a building permit if the CUP request is approved. Prior to the issuance <br /> of a building permit, the applicant must obtain any necessary permits from Washington County. <br /> These are included as conditions in the CUP. <br /> 2. The structure in which an accessory apartment is located must be owner-occupied. <br /> The accessory apartment is proposed to be attached to an owner-occupied single-family home. <br /> 3. No separate driveway or curb cut shall be allowed for an accessory unit. <br /> The accessory apartment will be served by the existing driveway. <br /> 4. There shall be no more than one accessory apartment within any single-family structure. <br /> The applicant is not proposing any additional accessory apartments. <br /> 5. The accessory apartment may not be located in or above a garage or other accessory building <br /> except in the agricultural zoning district. <br /> The accessory apartment is proposed to be located within an at-grade building addition to the <br /> existing single-family home. <br /> 6. The accessory apartment must contain its own toilet, bathtub or shower, and kitchen facilities. <br /> The applicant has indicated that the accessory apartment will contain its own kitchen and bathroom <br /> facilities. <br /> 7. The accessory apartment must not require a variance to any building setback, height, or <br /> maximum impervious surface standard established in this chapter. <br /> The proposed accessory apartment does not require any variances. <br /> 2 <br />
