Mr. Max Gort
June 17, 2026
Page 2
7. Detailed redline comments have been provided on the plans and sent to the applicants
engineer so they can be addressed in future submittals.

Stormwater Management

8. The stormwater water quality requirements are proposed to be met through expansion of the
permanent wet pond located along the north property line. This work involves working within
the drainage and utility easement along the north property line of this development (borders 3
lots in Sweet Grass Meadows 3rd addition and in the common space of Oneka Lake View
North). The applicant has discussed this work with the adjacent property owners.
9. Water reuse has been evaluated for the pond and is a viable candidate for this development.
Staff have provided comments on the proposed reuse system and will continue to work with
the applicant to refine the plans and provide necessary details.
10. Additional stormwater plan and model comments have been provided to applicant, and they
will need to be addressed in future submittals for documentation and permitting purposes.
11. The large wet pond located along the northern portion of the development will be in a
drainage and utility easement where the city will be responsible for maintenance. The
smaller sub catchments internal to the site that are not needed for stormwater management,
but rather a means to move stormwater across the site will require maintenance to be
provided by the development. A stormwater Maintenance Agreement will be required for this
portion of the site.

Thank you for the opportunity to provide comments on this project. Additional comments may be
necessary following the review of the responses to these. If you have any questions, please do
not hesitate to contact me at 612-360-1278.

Sincerely,

WSB

Mark Erichson, PE
City Engineer

cc: Scott Anderson, Public Works Director (email only)
Liz Finnegan, Senior Engineering Technician (email only)
Rachel Juba, Community Development Director (email only)
