Page 3 <br /> <br />The most significant changes include the addition of the Mixed Use (M-U) district, removal <br />of the Neighborhood Services (NS) district, and the renaming of the higher density <br />residential districts. Other name changes were to renumber and reorder districts for clarity. <br /> <br />The Mixed Use (M-U) zoning district is added to provide an alternative to a PUD in areas <br />that are specifically guided Mixed Use in the Comprehensive Plan. While the areas may <br />still develop as a PUD, the new standards establish a baseline for development. <br /> <br />Finally, all zones had updates to their uses and dimensional standards including but not <br />limited to the following: <br /> <br />- Addition of “Interim Uses” specific to each district. <br />- Removal of minimum lot depth because the lot with and lot size provides adequate <br />standards. <br />- Maximum building height was raised to 45 feet for Multi-family uses in the higher- <br />density residential zones. <br />- Removal of minimum building sizes in residential districts to reduce redundant or <br />unnecessary restrictions that may hurt housing affordability. <br />- Reordering of uses and districts for clarity and consistency <br />- Reduction in minimum lot widths, lot sizes, and setbacks in some residential <br />districts. R-4 and R-5 previously did not specify standards by housing type and <br />now do.
