Standards | 10 <br />SCREENING <br />Special attention should be given to the screening of mechanical equipment. Mechanical equipment <br />must be accessible for maintenance but screened by placing the mechanical equipment within the <br />building or using other screening methods, such as fencing or landscaping. This includes screening all <br />rooftop equipment as required in Section 90.36 Subd. (a).6.a.19 of the City Code. <br />Ground mounted equipment and utility service structures (such as utility meters, utility lines, <br />transformers, aboveground tanks) and ground mounted mechanical equipment must be screened from <br />off-site views utilizing a double row of landscaping, a privacy fence or a wall that is at the same height <br />as the structure it is screening or six feet, whichever is less to screen from off-site views. A chain link <br />fence with slats shall not be accepted as screening. <br />Fences are regulated by Section 90-227 and include provisions for height and setbacks. Below are <br />some approved materials for fences in multi-family districts: <br />• Black chain link <br />• Decorative masonry or block <br />• Wrought iron <br />• Brick <br />• Natural stone, dressed or undressed <br />• Wood of proven exterior durability, such as <br />cedar, redwood, or treated wood <br />• Plastic fencing manufactured to look like <br />wood fencing. <br />Fences should be visually pleasing and not create any <br />safety hazards due to placement or material. Fences <br />should not be utilized between individual lots but are <br />encouraged to be located around the perimeter of <br />the development as a decorative element to unify the <br />neighborhood. <br />SIGNAGE AND LIGHTING <br />Adequate lighting is essential for safety and aesthetics when developing a multi-family property. <br />However, lighting should be designed not to be a nuisance or danger to surrounding businesses and <br />neighbors. This includes following the glare and brightness restrictions in Section 90-238 of the City <br />Code. Lighting should be designed to be an amenity as well as a safety feature. A master sign plan is <br />desired and should be submitted by the applicant with the development plan. <br />Mechanical equipment must be screened and not visible from any roadway
