Site Planning | 13 <br />BUILDING AND ENTRANCE PLACEMENT <br />Building setbacks are determined by the Zoning and Land Use Chapter in Section 90, Article IV <br />Division 1. The type of unit and location on the property can be flexible to provide more options for <br />creative design and prevent repetition and cookie-cutter development. <br />Buildings should be placed to enhance resident and passerby enjoyment, with parking areas to <br />the rear or side of the building and main entrances facing the street. This includes positioning <br />buildings around high-quality natural or built amenities to help create a sense of place for any new <br />development. Developments should preserve view-sheds and the natural environment such as <br />wetlands, drainage ways, mature stands of trees, and the like, to the best of their ability. <br />Buildings should provide a variety of unit types. Some units should include accessibility provisions so <br />that a percentage of the units built within a single development have at least one entrance to a home <br />at grade, with a paved accessible route. <br />Developers are encouraged to include front porches or patios and windows that face all streets. <br />This will help create a sense of place within the community and promote street safety. Walk-ups are <br />preferred to shared external staircases in any type of development and individual garages or parking <br />structures are required to be attached. <br />Building entrances should be oriented towards the streets with garages and parking to the rear.
