Site Planning | 13
BUILDING AND ENTRANCE PLACEMENT
Building setbacks are determined by the Zoning and Land Use Chapter in Section 90, Article IV
Division 1. The type of unit and location on the property can be flexible to provide more options for
creative design and prevent repetition and cookie-cutter development.
Buildings should be placed to enhance resident and passerby enjoyment, with parking areas to
the rear or side of the building and main entrances facing the street. This includes positioning
buildings around high-quality natural or built amenities to help create a sense of place for any new
development. Developments should preserve view-sheds and the natural environment such as
wetlands, drainage ways, mature stands of trees, and the like, to the best of their ability.
Buildings should provide a variety of unit types. Some units should include accessibility provisions so
that a percentage of the units built within a single development have at least one entrance to a home
at grade, with a paved accessible route.
Developers are encouraged to include front porches or patios and windows that face all streets.
This will help create a sense of place within the community and promote street safety. Walk-ups are
preferred to shared external staircases in any type of development and individual garages or parking
structures are required to be attached.
Building entrances should be oriented towards the streets with garages and parking to the rear.
