Resolution 2015-38 <br />Page 2 <br />f) Flexibility from the shoreland district requirements as below: <br />6. The preliminary phasing plan is generally approved. <br />a. Phase I shall include: <br />i. A 110 foot wide roadway and utility easement shall be dedicated to <br />the City for the portion of Oneka Parkway not within the plat for <br />construction of the road. <br />it. The park equipment shall be fully installed per plans approved by <br />the City. The 0.47 acres (Outlot F) shall be dedicated to the City. <br />iii. The 8 foot wide bituminous public trail connection from Victor <br />Gardens as shown in phase 1 shall be installed. <br />b. Phase 2 shall include: <br />i. The entire length of Oneka Parkway, from CSAR 8 to the <br />development, shall be constructed as an urban section roadway to <br />City standard, with sidewalk and trail, with the first layer of <br />bituminous prior to issuance of a Certificate of Occupancy for the <br />1 st building. <br />ii. The 8 foot wide bituminous public trail as shown in Phase 2 shall <br />be installed. <br />c. Phase 3 shall include: <br />i. The 8 foot wide bituminous public trail as shown in Phase 3 shall <br />be installed. The trail shall end at the cul-de-sac connections. An <br />escrow shall be established with the City to extend the trail to the <br />south plat boundary at the time deemed necessary by the City. <br />7. The building setbacks for the PUD are as follows: <br />Minimum Setbacks <br />Front 25 feet <br />Front (Lots 7-12, Blk 2 and 35 feet <br />Required <br />Proposed <br />Minimum Lot Size <br />15,000 square feet <br />8,103 square feet <br />Minimum Lot Width <br />80 feet <br />65 feet <br />Maximum Build <br />Height <br />25 feet <br />35 feet <br />6.
