(3) Security. The City Council shall require the <br /> developer to post performance security, at least fifty <br /> percent (50%) of which shall be cash or an irrevocable <br /> letter of credit guaranteeing that street, utility, <br /> storm drainage, landscaping, and other individually <br /> specified improvements to the building site are completed <br /> • as proposed on plans approved by the City Council . <br /> (4) Park Fund Dedication. The City Council shall require <br /> that the developer dedicate to the City Park Fund, an <br /> amount equal to one percent (1%) of the assessed valuation <br /> of the vacant land per dwelling unit. The City Council <br /> may, at its discretion, accept constructed recreation <br /> facilities in lieu of this deposit. <br /> (5) Design Requirements. Data submitted in support of <br /> the Special Use Permit application shall meet the <br /> following criteria: <br /> A. Lot Dimensions <br /> i. Lot area per dwelling unit shall be 2500 square <br /> feet per each unit which contains 2 or less <br /> bedrooms and an additional 250 square feet shall <br /> be required per bedroom for each unit having <br /> more than 2 bedrooms. <br /> ii. Minimum lot width at the minimum set back line - <br /> one hundred (100) feet. <br /> iii. Front yard (setback) - thirty (30) feet on a <br /> minor street and fifty (50) feet on a major <br /> street. <br /> iv. Side yard (setback) <br /> Adjacent to another lot - fifteen (15) feet or <br /> (3/4) the height of <br /> the building, whichever <br /> is greater. <br /> Adjacent to street - thirty (30) feet. <br /> v. Rear yard (setback) - thirty (30) feet. <br /> vi. If a site abuts more than one street or <br /> planned future street, each street shall be <br /> treated as a frontage. <br /> B. The circulation plan shall meet the requirements of <br /> the City Engineer Department. <br /> C. Fences and Screening <br /> i. Screening to a height of at least five (5) feet <br />
